After a storm, the first question most homeowners ask is whether they need a whole new roof. Often they don't. A handful of missing or creased shingles, a cracked boot around a vent pipe, or a lifted section of flashing can usually be repaired cleanly for a fraction of the cost of replacement.
Age matters most. An asphalt shingle roof in Houston's heat typically lasts somewhere between 15 and 20 years. When a roof is near the end of that range, shingles lose their granules, turn brittle, and stop sealing to each other. Repairs on a roof like that tend to lead to more repairs, and replacement becomes the better investment.
Look at the decking, not just the shingles. Soft spots underfoot, sagging between rafters, or rotted wood at the edges mean water has been getting in for a while. Those need to be fixed at the deck level, which usually means a tear-off.
The honest answer comes from getting on the roof. We photograph what we find and show you, so the decision is based on what's actually there. And if replacement is the right call, ask about our $500 discount on your next roofing project.
